WHO WE ARE Investors specializing in distressed properties in Central
Austin and surrounding areas.
YOUR JOB Find appropriate bargain priced Austin, Texas properties
in which you think we should invest. Including old houses, ugly or abandoned properties, pretty houses and foreclosures.
OUR JOB Provide you with initial, online training; follow up on the leads you provide us;
close deals with homeowners; provide financing and AAA credit as needed; fix up and then sell the properties for a profit.
WHY NOW? Real estate is a cyclical business. We have just come off
of a record five-year run up in home prices, mainly driven by very low interest rates. For example, the Fed Funds Rate in
June, 2003 was 1%; now it is 4.5%; the Prime Rate is currently 7.5%, and climbing. Many of those with adjustable or “creative
financing” type loans, such as ARMs, interest-only, option, negative amortization, home equity lines of credit (HELOC),
high-interest/high-balance credit card debt, etc. are headed for financial difficulties, if not this month, then soon. The
number of foreclosures is up substantially in Austin, Texas since December, 2005.
WHAT
THE WORK ENTAILS You, in your spare time, simply identify distressed properties in your own area;
find motivated sellers (i.e. those anxious to sell). Also, we show you how to set up a referral network to provide you
with a steady stream of local leads. Once you turn a lead over to us, we research the property. Assuming it meets our investment
criteria and the deal closes, you earn a substantial referral/finder’s fee. Minimum of $1,000.00
There
are dozens of reasons why homeowners need to sell quickly, including bankruptcy, divorce, crushing debt, illness, foreclosure,
ruined credit, etc. Or their home may have fallen into serious disrepair and they don’t have the money to fix it up,
etc. Or they can’t sell their house due to the slowing real estate market. (The Wall Street Journal recently reported
that the number of unsold homes has now reached a 10 year high.).
IT IS AN UNFORTUNATE FACT THAT EVERY MONTH, ANOTHER BIG GROUP OF HOMEOWNERS FALLS INTO FINANCIAL DISTRESS. We offer them
a way out of their difficulties by providing quick cash, when they need it most…something their bank probably can’t
or won’t do due to the homeowner's bad credit rating.
HOW MUCH CAN YOU EARN?
Minimum compensation is $1,000 per deal, paid within 30 days after escrow closes. It is possible to earn thousands of
dollars per month, depending on how many deals you bring us. The point is, you can make a living as a Property Scout,
while at the same time learning about Real Estate Investing.
This regular, ongoing and part-time work is NOT
a salaried position. That is why you should plan on pursuing this after your regular working hours, on weekends, days off,
etc. For example, take a different route to/from work each day in order to view as many prospective distressed properties,
on your home turf, as possible.
You are responsible for your own expenses, i.e., gasoline, telephone, etc. You will work from home. You must have your
own computer and Internet service. Work status is as a (1099) independent contractor, with no taxes taken out and no benefits.
WHAT DOES IT TAKE TO MAKE IT AS A PROPERTY SCOUT? A “glass half
full” (pleasant, enthusiastic) type of personality is a definite plus. Honesty and a self-starter work ethic count for
a lot too. Tenacity also plays a big part. Be prepared to hear “no” a lot more often than “yes”. Property
Scouting really boils down to a numbers game. The more distressed properties you identify and homeowners you contact, the
greater your chances of success.
You have to get out into the areas you know best…your own neighborhood (and adjacent areas), on a consistent basis,
and put out the effort in order to be successful. If you are prepared to work hard and smart, financial success can be yours.
If you are not prepared to do these things, then this type of job is probably not for you.
